Read Maurice Tenant Application Fees
This information is offered to you under the Consumer Protection Regulations (CPRs), to provide all material information to enable average consumers to make informed decisions. “Material information” is likely to include more than just the non-optional fees and charges, but also other financial information such as refundable deposits.
Read Maurice will instruct a third party agency to take up references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference. In addition a search of the adverse credit register and a search of the voters roll register will be carried out.
Single Tenant Application Fee: £240 inc. VAT
Additional Tenant Referencing Fee: £90 inc. VAT – per additional tenant
Please note anyone over the age of 18 years must be included on the lease.
Payable on application for a property. This fee is non-refundable if the tenant fails to proceed for whatever reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application or failure to obtain satisfactory references.
A fee of £90 inc. VAT will be charged for a tenancy renewal or update.
A deposit, normally equivalent to six weeks rent is usually taken to cover breakages, dilapidations or deductions due. The deposit will be held under the Deposit Protection Service. This is a Government backed scheme and has been developed to ensure that deposits are protected and that disputes about their return are resolved swiftly, inexpensively and impartially.
Deposits are paid in cleared funds on the day that the tenancy agreement is signed.
Rents are normally quoted on a calendar month basis. Rents are paid monthly in advance at the beginning of each month by standing order to the Read Maurice client account or directly to the landlord.
The first month’s rent together with rent for additional days if appropriate is normally paid, in cleared funds, on the day that the tenancy agreement is signed.
Check In & Check Out
At the commencement of the tenancy you will be checked into the property and agree a Schedule of Condition based on a professional prepared inventory.
At termination of the tenancy a Check Out fee of £96 inc. VAT is required. A Schedule of Condition will be agreed and recommendations made with regard to breakages, dilapidations etc.
All services will be transferred into the tenants name and will be their sole responsibility
£42 inc. VAT per letter for administration.
Commencement of Tenancy
You will be required to pay the first month’s rent in advance. This may also be pro rata at the discretion of Read Maurice.
If your moving in date is after the first of the month you will be requested to pay the balance of that month plus the first whole month’s rent.
This is calculated at the rate of Rent / Days in Month x Days remaining plus 1 month’s rent.
Payable in cleared funds into our client account by electronic transfer. Please note we are unable to take cash payments for rent and all rent must be placed into our nominated client account.
Payable in cleared funds at a rate of 6 weeks rent. This is calculated at a rate of Rent x 12 / 52 x 6. Furnished property and pet levy will be higher. Please enquire to our Lettings Department for clarification. Cheques made payable to The Deposit Protection Service. You are also able to pay this by bank transfer.
VAT is included on all fees quoted.
We are sure you will be pleased as we are that the long saga is now over!!It has not been the easiest of cases for you and despite the ups and downs during the last 18 long months we do appreciate the work you have put into both the sale and rental of what turned out to be a difficult property (due largely in our view to the inadequate solicitor advice when I bought in 1999).So many thanks for your considerable efforts.
