79 The Park is an impressive modern development comprising of only 10 apartments built by Linden Homes in 2013. It occupies a prominent position on The Park regarded as one of the area’s most sought-after locations.
The property is approached via electric gates leading to the parking area to the rear. On entering the main building a smart communal entrance provides lift access to the apartment on the lower ground floor. The apartment is noticeably spacious and light with glazed panels affording natural light.
The main reception room is large enough to entertain and dine and is of open plan design leading to the fully fitted kitchen with integrated appliances including fridge and freezer, dishwasher and halogen hob. There is also a separate cloakroom and utility.
Both bedrooms have fitted wardrobes and en suites. Outside, the wrap around private courtyard also has rear access directly to the allocated parking space. The neatly maintained grounds have a secure bicycle store, separate recycling refuse area and gated pedestrian access.
The apartment is heated by zoned underfloor heating and may be available furnished if required. It will also be sold with no onward chain.
The apartment was issued a 150 year lease from 1st January 2012. The freeholder is Aviva Investors. The building is managed by First Port Property Services. The current ground rent is £350 with an annual service charge of £1650 p.a. Pets permitted by consent only.
This is the first time I have properly moved into a rented property, and was nervous with all the upcoming paperwork and formal affairs that go hand in hand with a move like this. I had never dealt with an estate agent before as my previous residence was an informal affair found on Gumtree, so with the connotations associated with Estate Agents, I was slightly dubious.
This mystique was shattered the first time I spoke to Marc whilst viewing the property, and from there on in, I cannot express the level of customer service I have received. I myself work in the retail sector and I can easily say Marc bent over backwards to help with all of my questions (a lot at times) but with the professionalism the likes of which I have never seen before.
I am unbelievably happy with my accommodation and this was all down to Marc, to which I would like to say thank you for everything. If anyone has any speculation on who to rent/buy from within the Cheltenham area, I will urge you to use Read Maurice and you will experience a pleasant and hassle free move as I have.
Thank you all once again.
