Security

  • The security of 9 Malvern Place is very comprehensive
  • The pedestrian and vehicle gates are permanently locked with video entry panels on 3 floors providing remote entry to visitors via either gate
  • The whole perimeter of the property is covered by security cameras, including PIR and Infra red lighting and the cameras can be viewed on any device wherever you are via Wi-Fi or a 4g signal
  • After 10pm or when the alarm is set any movement within the boundaries will send an e-mail to a nominated mail address with a picture;  the relevant camera can then be viewed
  • All cameras can viewed on any TV in the house
  • The alarm is linked to the police station

Lighting

  • Lutron lighting has been installed throughout the property and is controlled via iPad with very sophisticated pre set controls, which can be configured to suit
  • Labelled wall panels denoting various lighting controls such as “house off” which will turn all off bar those in the master bedroom
  • The current owners for example have all outside lighting going on at dusk and going off on terraces at 10:30 pm with garden lighting going off at midnight
  • Lights have pre-set dimming modes for say watching TV /relaxing etc. but these can also be changed manually also

Fire alarm and Protection

Blinds

  • The TV in the master bedroom is concealed within a walnut cabinet and is raised and operated via an iPad . It can be rotated to facilitate viewing whilst in the bath

Heating

  • The House is heated via wet underfloor heating powered by 2 gas boilers and three cylinders
  • The system can be operated on either 2 or 3 cylinders depending on how many people are in the property
  • The insulation installed is beyond that required under building regulations’ and house is very easy to heat
  • There are thermostats and controls in each room or adjustments can be made via a central console on the first floor landing

Mechanical Extract Ventilation

  • Passivent ventilation is installed throughout the whole house removing moisture and ventilating the house whilst filtering the air and removing dust and foreign bodies
